Boutique B&B with complimentary on-site parking in central Bath

Accommodation

Grays Boutique B&B is a family-run hotel set in a Victorian villa overlooking the historic centre of Bath. Each of the 12 rooms is individually decorated, mixing original character with luxury bedding and modern en-suites. The Deluxe Four Poster Room offers a large bed, separate shower, and bathtub, while the Standard King Room provides a cosy space with city views.

Parking & Location

The hotel offers complimentary on-site parking, a rare find in central Bath, with one space allocated per room. It is a 10-minute walk downhill to Bath city centre and a 15-minute stroll to attractions like the Royal Crescent and Roman Baths. The B&B sits on the southern slopes of Bath, providing views across the city to the Royal Crescent.

Breakfast

Breakfast is served in a light-filled room overlooking the English garden. Guests choose from freshly cooked Eggs Benedict, Eggs Royal, or Eggs Florentine, all made with locally sourced ingredients. The breakfast menu accommodates special dietary requests, such as vegetarian options.

Services & Amenities

The hotel provides a personalised welcome experience with local insights and restaurant recommendations from staff. Rooms include luxury Caroline Henry toiletries, a flat-screen TV with Freeview, and a tea and coffee tray with KitKats. Common areas offer a garden and cosy communal spaces for guest relaxation.

House Policies

The hotel is a non-smoking property with security alarms and smoke alarms throughout. Check-in includes an invoice provided upon arrival, and daily housekeeping maintains the rooms. Parking is available but cars must be removed on the day of check-out, and groups connected to weddings are not accommodated during peak season.

Highlights

“Grays Boutique B&B, in my opinion, distinguishes itself through its thoughtful blending of Victorian charm with modern comfort, plus the perk of on-site parking is a true advantage in central Bath. Breakfast receives high marks for quality, particularly accommodating special dietary needs, and I think that shows real attention to detail. This family-run hotel delivers a uniquely personal experience.”

Not quite five-star

retaining wall high price
The room was very comfy and tidy.
I booked a superior king room, but the view disappointed me. It was mainly a retaining wall with some grass, nothing special. It was like the worst room in the building, especially considering the high price. I was expecting more for what I paid.

Acceptable Stay with Issues

claustrophobic room slanted roof
The breakfast was quite good, offering a decent start to the day.
The room lacked a proper wardrobe, instead I had to use only three hangers for my clothes. The small space compounded by a slanted roof created a claustrophobic feel. It felt more like a converted storage space than a room .

delicious breakfast friendly staff great location low water pressure pale cloth blind warm room
The location is great. it is a short walk to the town center! the breakfast was really delicious. I especially loved the eggs benedict. the staff was so friendly and helpful.
The water pressure was very low at times. This made showering difficult. the room was a little too warm when i arrived, twice. the largest window had a pale cloth blind that did not block out the light well.
