Victorian Villa Stay

Grays Boutique B&B is set in a 140-year-old Victorian villa on Bath's southern slopes, offering views of the Royal Crescent. The 12 individually decorated rooms feature Freeview TVs, high-pressure showers, Caroline Henry toiletries, and goose-down bedding. Some rooms have four-poster beds or garden views.

Locally Sourced Breakfast

Breakfast includes free-range eggs from Paxcroft Farm, bacon and sausages from Bartletts Butchers, and vegetarian options like halloumi and wilted spinach. Choices range from full English to eggs Benedict, served in a conservatory with blue-and-white checked tablecloths.

Explore Bath's Highlights

The B&B is a 15-minute walk from Bath's center, near the Roman Baths, Thermae Bath Spa, and Jane Austen's former haunts. Bath Rugby, Bath Race Course, and hot-air ballooning are local activities. Bristol is 30 km away.

Family-Run Service

Owners James and Eliza provide personalized service, including fresh milk for tea/coffee and umbrellas for guests. Check-in uses a key-safe after 19:00. On-site parking is available in a city where parking is limited.

Room Variety & Deals

Rooms range from ground-floor twins to loft rooms with skylights. Midweek stays offer a free third night (Sunday-Thursday). Weekend deals include a half-price third night. No discounts apply during Bath Christmas Market or holidays.

“Grays Boutique B&B, in my opinion, distinguishes itself through its thoughtful blending of Victorian charm with modern comfort, plus the perk of on-site parking is a true advantage in central Bath. Breakfast receives high marks for quality, particularly accommodating special dietary needs, and I think that shows real attention to detail. This family-run hotel delivers a uniquely personal experience.”

Guests often appreciate the spacious rooms equipped with comfortable amenities like bathrobes and slippers, as well as thoughtful touches such as daily fresh water and Kit Kats. Not quite five-star

retaining wall high price
The room was very comfy and tidy.
I booked a superior king room, but the view disappointed me. It was mainly a retaining wall with some grass, nothing special. It was like the worst room in the building, especially considering the high price. I was expecting more for what I paid.

Acceptable Stay with Issues

claustrophobic room slanted roof
The breakfast was quite good, offering a decent start to the day.
The room lacked a proper wardrobe, instead I had to use only three hangers for my clothes. The small space compounded by a slanted roof created a claustrophobic feel. It felt more like a converted storage space than a room .

delicious breakfast friendly staff great location low water pressure pale cloth blind warm room
The location is great. it is a short walk to the town center! the breakfast was really delicious. I especially loved the eggs benedict. the staff was so friendly and helpful.
The water pressure was very low at times. This made showering difficult. the room was a little too warm when i arrived, twice. the largest window had a pale cloth blind that did not block out the light well.
